  • Home Owners Association
  1. Owners will be required to join a Home Owners Association.
  2. The monthly fees are currently set at $150 per month.
  3. These funds will pay for water, power and a blanket liability insurance policy for the common areas.
  4. The Owners will assume the leadership of the Homeowners association when all 14 units are sold and deeded from the developer. Fees will be set by the Owners as they see fit.
  • Rentals
  1. The units may be rented by the Owners or a licensed Management Company. The limits and rules will be determined by a Home Owners committee.
  • Insurance
  1. Home Owners insurance is available from Florida underwriters. Quotes from several vendors will be available.
  2. Flood Insurance is required by a mortgage lender if a loan is engaged. The units qualify for the Federal Flood Insurance Program.
  • Taxes
  1. The current millage rate for un-incorporated Taylor county is 16.6054. Of the 68 counties in Florida, 47 counties have a higher millage rate and 20 are lower. Depending on the percentage of assesment, the millage rate should calculate to approximately $1660 in taxes per $100,000 of value.
  • Water
  1. Water is provided by Taylor Coastal Utilities.
  2. A membership with the community water service is required. The Membership fee is a one time cost of $1000.00. (Paid at closing)
  3. Water is billed at $26 per month. This amount will provide you with 3000 gallons of water. Usage over 3000 per month is added to the bill.
  • Sewer
  1. Sewer is billed at $35.15 per month. Usage of water exceeding 4000 gallons per month will increase the cost of sewer on a sliding scale. An impact fee of $2000 is added to the closing costs.
